PURCHASE AND SALE COUNSELING & DRAFTING

Our Law Firm Has Two Major Focuses:

  • We are transactional in that we counsel and assist clients in forming contracts that are in their best interest
  • We know that no matter how well we do in creating and drafting agreements there will be times when parties breach those agreements and our firm is focused on aggressively pursuing litigation to enforce our client’s rights.

Within the overall practice of those two focuses, we are engaged to a great degree in counseling sellers and purchasers of residential and commercial real estate and drafting purchase and sale agreements to facilitate those parties’ purchase and sale transactions.

Our attorneys know that at the counseling stage that they may be reviewing a “statewide MLS” purchase and sale agreement form or a Commercial Brokerage Association (“CBA”) commercial form purchase and sale agreement. We know those forms well. We don’t have to read all the many pages of templates as our real estate attorneys are already up to speed on each and every paragraph and each and every provision that may affect your transaction.

Our attorneys know these transactions and forms from experience. Whether you are a buyer or seller, we can without research, review and without any hesitation, give you a thorough understanding of the document as well as point out matters that may be stumbling blocks.

If you are a seller and thinking of selling your property yourself, our attorneys can do so at an amazingly low fixed fee instead of you paying a 5-10 or 15% commission. We can counsel. We can negotiate. We can draft all the agreements and even handle escrow and closing duties at the end of your residential or commercial transaction.

Our office has a full-service escrow department

Our clients over the many years have appreciated the value we provide by, in many cases, providing “one-stop shopping” particularly in the area of purchase and sale and escrow. Whether we draft the purchase and sale agreement or it is drafted by a broker, our office is recognized in our industry as a leader in providing escrow and closing services not only with purchase and sales, but many other kinds of transactions as well.

In addition, we assist when our clients want to buy or sell a business and that is where our law firm stands out from the rest. Generally, title company escrow departments do not want to close business transactions as they really require attorney expertise and closers at the title companies are not attorneys.
